Mezzanine Financing
Mezzanine is the layer of financing between senior debt and equity. Utilization of mezzanine financing allows borrowers to reduce their cash equity for a transaction at a lower price than investor required returns, allowing the borrower maximum capitalization on the returns of their asset in the future. At Contemporary Capital, we offer mezzanine financing to the senior housing market for the following transaction types:
- Purchase: We provide the additional financing needed for new and experienced owners and operators to execute the purchase of an existing asset. When evaluating financing offers, we consider both performing and under-performing assets with a plan for improvement.
- Refinancing: For those entities not yet prepared for Final Closing to HUD but wish to access the equity in your property, we offer refinancing programs. Products can be used separately or in combination to refinance existing debt, provide cash, or buy-out a partner.
- Construction: With a long history of funding loans to finance construction, expansion, and renovation, we ensure you have capital until stabilization is achieved. These loans allow the borrower to finance pre-development costs as well as working capital through fill-up.
- Leasehold: We help borrowers use leasehold interests as collateral to make acquisitions, renovate, or affect new construction.
Types of Mezzanine Financing
- Bridge Loans: Whether bridge-to-HUD or another type of bridge loan, we work closely with best-in-class lenders to ensure your facilities are funded prior to permanent HUD or another agency financing is secured.
- Unitranche Loans: We partner with various senior lenders for a complete loan package that is seamless to the borrower. We also have the capacity to deliver our own related senior loan traditional bank affiliates to deliver a “one-stop-shop” financing solution.
